Pricing Remains Critical
The last couple of weekends have been busy across the area, with open houses drawing strong attendance and buyers eager to make offers. We expect to see that momentum continue this weekend.
Many homes are receiving multiple offers, and that trend should carry through the coming months. With interest rates now at their most reasonable levels in quite some time, a wave of buyers has come off the sidelines and is ready to bid. Most well-presented new listings are going under contract within the first week.
However—as always—pricing remains critical. Homes that are not priced correctly continue to sit. Even when a home truly shines, there is still a right and a wrong price. Time and again, we’ve seen that listing accurately from the start generates more competition and ultimately a higher sale price than overpricing and making reductions later.
